Protect Your Foundation

Foundation repair…just the mere mention of it makes people cringe. Foundation problems are right at the top of the list of things that terrify potential buyers. Because of the soil type we have in our area and the weather we experience, settling will occur. It is the extreme and localized movement that typically causes problems. There are some things as a homeowner that you can do to prevent problems with your foundation from cropping up. There are two major problems that can cause foundation damage; too much moisture and not enough moisture. Let’s take a closer look at these problems to see what we can do to fix them.

When it rains it pours.

Katy, and the whole Houston area for that matter, is famous for its ever changing weather. Sunny one minute, raining the next. It can be pouring for 15 minutes then sunny and dry for the rest of the day. These deluges of rain can cause big problems for homeowners, and I’m not just talking about wet roadways and minor street flooding. Improper drainage can lead to some serious foundation issues.

Water that is allowed to pool can cause the soil to expand, leaving you with an area that causes your foundation to heave. This can lead to stress cracks in the brick and walls of your home, a sign that something may be wrong. Gutters with proper drainage spouts can help to divert excess water away from your home. Make sure that your landscape is graded in such a way that water is allowed to flow away from the house and not toward it. If there is water pooling in an area, steps should be taken to alleviate the problem.

When it doesn’t rain…

It can be dry around here for months. It reached 100 degrees yesterday in Katy, and while this summer has been rather damp, it is not uncommon for us to see weeks on hot, dry weather. Watering your yard is important, not just to keep the landscaping alive, but to keep your foundation safe. These long periods without rain can cause the soil to shrink excessively, and again these extreme conditions will cause excessive movement of the foundation.

Make sure when you water the lawn you do so evenly. Many times homeowners actually create a problem with their watering regiment. Some folks will pay extra attention to the front yard, while neglecting the back. This water in the front will cause that soil to swell, while the soil in the back remains dry and shrinks. And what have we learned about this? That’s right…it will cause your foundation to move.
